В феврале цены на жилую недвижимость Петербурга продолжили свое падение. Однако его темпы по сравнению с январем снизились.
«Если в январе цена на квартиры Петербурга подешевели примерно на 2,5%, то в феврале этот показатель составил порядка 1,9%», — рассказывает Владимир Спарак, заместитель генерального директора «Агентства развития и исследований в недвижимости» (АРИН). Те, кому срочно надо было продать жилье, уже реализовали его по невысоким ценам, сделки происходили с наиболее дешевыми вариантами из имеющихся на рынке. Остальные продавцы сейчас находятся в ожидании того, когда цены пойдут вверх и не готовы идти на такие значительные уступки по стоимости.
Количество выставляемых на рынок объектов постепенно увеличивается. Так называемый «отложенный спрос», — это не только покупатели, но и те, кто желает обменять свою недвижимость. В настоящий момент мы наблюдаем два процесса: часть объектов снимаются с продажи «до лучших времен», другая часть, заметно более массовая, появляется на рынке, поскольку людям необходимо решать свои жилищные вопросы. Основной объем предположения на рынке сосредоточен в сегменте эконом-класса. Здесь по большей части предлагают 1-3 комнатные квартиры не самых больших площадей. Что касается районов, то традиционно наибольшее количество предлагаемых к продаже квартир расположено в Приморском и Выборгском районах.

Параллельно увеличению предложения растет и спрос. «Количество покупателей, которые хотят приобрести жилье с целью сохранения средств, все больше, — комментирует Владимир Спарак. — При этом основное значение имеет стоимость недвижимости, ее потребительские характеристики и «многофункциональность». Типичное рассуждение покупателя: «буду сдавать, для детей пригодится, может быть сам поживу». Несмотря на то, что потенциальные покупатели интересуются всеми типами квартир, большинство готово приобрести все же наиболее дешевое малогабаритное жилье. Связано это с тем, что у многих недостаточно средств на покупку крупногабаритной квартиры, а ипотека для большинства до сих пор недоступна. «Ставки по ипотеке сейчас находятся на уровне 25% годовых, а требования к заемщикам серьезно ужесточились», — рассказывает Владимир Спарак. Так, многие банки увеличили размеры требуемого дохода на семью (в среднем 90 тыс рублей), а также изменили требования к возрасту заемщика (с 19 до 21 года).

При этом, несмотря на требования к ценам, наибольшей популярностью у покупателей пользуются Приморский и Выборгский районы, жилье в которых предлагается по стоимости от 93 000 рублей за кв.м. Для сравнения, во Фрунзенском районе можно приобрести квартиру на цене от 86 000 рублей за кв, м, в Красносельском – от 82 000 за кв.м.
«На мой взгляд, цены вплоть до весны будут медленно, но падать, — прогнозирует Владимир Спарак. – Далее падение остановится, и стоимость жилья начнет постепенно расти. Но о резком увеличении цен речи не идет. Скорее всего, цена будет расти на уровне инфляции».
