Строительство «Общественно-деловой центра «Охта» займет 5,5 лет. 2,4 года из них займет возведение фундамента, для строительство которого придется выкопать 1 млн м куб грунта. Уникальные технологии, используемые при строительстве, позволят башне выдержать любые ветровые нагрузки и землетрясение в 6 баллов, об этом в четверг сообщил журналистам Андрей Никандров, главный инженер проекта.
Любой девелопер, прежде чем начать застройку участка обязан в соответствии с законодательством провести инженерные изыскания. Не миновал их и ОДЦ «Охта». Все изыскания представляют комплекс работ, состоящий из четырех видов: инженерно-геодезические, инженерно-гидрометеорологические, инженерно-геологические и инженерно экологические изыскания.
«Для разных строящихся объектов устанавливался свой порядок в проведении изысканий, а т.к. ОДЦ «Охта» изначально позиционируется как объект первой категории, т.е. особо сложное и уникальное здание, то в отношении ОДЦ «Охта» проводился весь комплекс изысканий» — рассказал Андрей Никандров.
Наиболее сложным из них можно назвать инженерно-геологические изыскания. Они предполагают изучение свойств грунтов с определением физико-механических характеристик, которые ложатся в основу расчетов при проектировании фундамента комплекса сооружений ОДЦ «Охта».
«На строительство подземной части уйдет 2,4 года. Придется откопать 1 млн. м. куб. грунта. Размещение грунта будет производится в соответствии с требованиями Ростехнадзора. Археологи уже вынули порядка 0,2 млн м куб грунта практически вручную» — сообщил г-н Никандров.
Напомним, что территориально ОДЦ «Охта» находится на слиянии двух рек Охта и Нева. Состоять он будет из высотного здания-шпиля; зданий разной этажности от 8 до 18 этажей; крытого общественного двора, который будет, как атриум перекрывать пространство между башней и зданиями стилобата; открытой общественной площади, под которой будет располагаться общественная автостоянка. Высотное здание: 81 этаж, высота 396 м, ширина 58 м. Форма несущего каркаса верхнего строения башни формируется за счет металлоконструкций, окружающих центральное железобетонное ядро жесткости, поперечные размеры которого с высотой уменьшаются от 24,5 м до 10,2 м.
Верхнее строение опирается на трехэтажную железобетонную подземную часть. Площадь основания которого составляет около 6тыс. м кв. Площадь участка под строительство 4,7 Га. Площадь всего комплекса 329 тыс. м кв., со строительным объемом в 2 млн м куб.
По словам Андрея Никандрова, 400 метровая доминанта будет активно воздействовать на грунты. Для этого необходимо, чтобы основание башни было максимально прочным. Опираться башня будет на четырех этажную подземную часть, в основании которой будет лежать пятиугольная монолитная плита с длиной ребра 57,4 м сужающаяся к верху. Под плитой будет построено 197 баретт – железобетонное основание фундамента, глубина их будет составлять 80 метров.
«Технологии возведения баретт является уникальной, однако опыт уже есть, подобные технологии применялись в Москве при строительстве комплекса «Сити», а также в Киеве и Екатеринбурге. Изюминка в том, что сами баретты изготавливаются уже 10 лет, однако на такую глубину, по нашей технологии и в наших грунтах не проходил еще никто, мы пионеры в этом виде» — сообщил Андрей Никандров.
Изначально в основу предпроектных проработок ложатся результаты архивных скважин, которых пробурено более 220 различной глубины; также проведено более 2000 лабораторных исследований; проведен комплекс полевых исследований, включая прессиометрические испытания на глубинах до 130 м, штамповые испытания; проведены испытания проектных свай и баретт. Для проектирования и проведения изыскательных работ были привлечены НИИОСП им. Герсеванова и ВНИИГ им. Веденеева.
Напомним, что 24 июня 2010 года ФГУ «Главгосэкспертиза России» вынесла положительное заключение по результатам инженерных изысканий на территории предполагаемого строительства ОДЦ «Охта» в Петербурге.
Стоит отметить, что проводимые изыскания включали в себя выяснение воздействия на ОДЦ «Охта» сейсмической активности. «Зона Петербурга является умеренной зоной сейсмической активности, максимальное воздействие 5 баллов. Но по результатам изысканий выяснилось, что ближайший источник сейсмичности находится в Карпатах. Соответственно в расчет при проектировании мы внесли сейсмическую активность в 6 баллов» — рассказал Андрей Никандров. Кроме того, непосредственно башня готова выдержать ветер практически любой силы и при этом согласно российским гостам отклонение башни возможно не более чем на 30 см, добавил главный инженер проекта.
Важно, что при строительстве ОДЦ «Охта» будут в основном использоваться материалы отечественных производителей. По словам Андрея Никандрова, импортные материалы будут составлять не более 15-20%. Предполагается, что строительство ОДЦ «Охта» завершится к 2016 году.
