В целом ситуация не ухудшилась, но и не улучшилась. Спрос активизировался, но он больше носит разведывательный характер — сделок немного», — не соглашается Омар Гаджиев, управляющий партнер компании Panorama Estate. В сравнении с прошлым годом сделок заключается «в разы меньше», говорит Полторак.
Но данные ФРС это не подтверждают: в январе прошлого года была зарегистрирована 1951 сделка, этого — 2674, в феврале эти цифры — 3655 и 1952, в марте — 6174 и 4360, в апреле — 6733 и 4764. В среднем за четыре месяца получается падение в 1,35 раза, или на 26%, а не «в разы».
Больше половины этого падения можно объяснить резким снижением количества ипотечных сделок в силу закона. Их за четыре месяца этого года зарегистрировано всего 1094 против 3622 за тот же период прошлого. Если бы не упущенные из-за ипотеки сделки, падение год к году составило бы всего 12%, рассуждает директор департамента продаж ипотечного брокера «Кредитмарт» Алексей Дорош.
По данным IRN.ru, темпы снижения долларовых цен предложения на квартиры в Москве замедлились и к концу апреля находились на уровне 0,5-0,8% в неделю, что в разы меньше, чем в январе — феврале.
